Below are some handy ‘tips’ when preparing your property for inspection.

First Impressions – the view from the street

  • Clean the letterbox – this is the first impression of your property the buyer will get!
  • Check & remove street rubbish outside of your front boundary
  • Add interest to your doorway with potted plants
  • Clean the front door or give it a fresh coat of paint
  • Clean the roller door
  • Check the gutters are cleared
  • Buy some plants and pullout any weeds, consider a garden make over or load of new bark chips.
  • Invest in a new front door mat

Living Area’s

  • Declutter, declutter, declutter!
  • Create space by moving or removing furniture
  • Put away personal photographs and pictures
  • Ensure your carpets are cleaned
  • If you have a rumpus room, have a family movie playing on the TV during the inspections.

The Kitchen

  • Clear everything off the benchtops for maximum space
  • New cupboard and drawer handles will add life to an old kitchen
  • A fresh coat of paint will add life to a tired kitchen
  • Present a fresh bowl of lemons and limes or fruit

Bathrooms and Wet Areas

  • Your bathroom must be spotless and tiles clean, ask your agent for a professional cleaner who has machinery that can cater for carpets and tiles.
  • Air your bathroom before inspections – musty, mouldy & bad smells are a big turn off!
  • Add colour and luxury with new fluffy towels & a plant or flowers
  • Fix or replace cracked basins or toilets.
  • Use a scented candle during open inspections

The Bedrooms

  • Remove excess furniture in small bedrooms to give the impression of space
  • Add a little luxury with fresh linen, fresh pillows and additional cushions
  • Air teenager’s bedrooms before the inspections
  • Remove dirty laundry from washing baskets
  • De-personalise your bedroom but also add little touches like candles and perfume bottles
  • Storage is important - consider adding built-in wardrobes.

The Backyard

  • Trim lawns and remove garden weeds
  • Defining your garden bed borders & edging
  • Present an outdoor relaxing area with a garden bench or outdoor table and chairs
  • Remove kids toys like skateboards and roller-skates from any un-necessary accidents
  • Introduce colour with fresh flower pots

Last Finishing Touches

  • Add colour to neutral rooms through accessories like pillows and flowers
  • Keep window treatments simple with plenty of natural light
  • Ensure all areas have been dusted, vacuumed and place new light globes in all rooms
  • Remove all spider webs and cob webs from inside and out
  • Don't go overboard with accessories as they create a cluttered feeling
  • Fix any oddities that may be obvious to the prospective purchasers
